Most home sellers, understandably, want to list and sell their properties for as much money as the market will bear. Most Americans’ largest investment in their lives is in real estate. When deciding on a broker, terms like “discount broker” and “full-service broker” will come up. Although Illinois Star REALTORS® is a full-service brokerage, our fees are always negotiable. What services do we offer our clients? Here’s a list of our Basic Seller Services:

– Scheduling a meeting with the seller at the property.

– Inspecting the property, measuring rooms, and taking basic photos.

– Documenting all property information based on the seller’s records.

– Investigate county tax records.

Compiling a list of similar properties sold in the past 6 to 12 months.

– Creating a written market analysis to establish the property value.

– Meeting with sellers to present the written market value analysis.

– Providing suggestions on home repairs and possible upgrades.

– Creating a checklist with items that need attention.

– Describing area market conditions.

– Explaining time-sensitive property values.

– Discussing the seller’s objectives.

Explaining the advantages of selling a property with a Home Warranty.

– Describing the advantages of working with Illinois Star REALTORS®.

– Showcasing marketing options.

– Explaining all marketing techniques.

– Informing the sellers of Illinois Agency Laws.

– Explaining the buyer’s screening procedures.

– Opening an internal office transaction file.

– Determining the requirement for LeadBased Paint Disclosure.

Obtaining the seller’s signatures on the Listing Agreement.

– Providing the seller with copies of all signed documents.

– Documenting existing loan information.

Verifying lot dimensions with county records.

– Checking federal records for a possible flood zone designation.

Checking city and village records for zoning restrictions.

– Checking municipal records for known and unknown code violations.

– Explaining various types of available buyer financing.

– Explaining the Appraisal Process and Risks.

– Contacting the Homeowners Association.

– Requesting a copy of the rules, regulations and the bylaws.

– If allowed, scheduling For Sale yard sign installation.

– Documenting information on all appliances’ warranties.

If a security system is present, determine its ownership.

– Explaining video recording during showings.

– Documenting all sale inclusions and exclusions.

If the property is vacant, explain the advantages of staging.

Explaining the advantages of interior design consultation.

– If required, assist in scheduling house cleaning service appointments.

– Coordinating a professional photo and/or video shoot.

Accompanying the photographer during the photo session.

– Presenting and obtaining the seller’s approval of marketing materials.

– Entering a property listing into the Multiple Listing Service.

– Arranging for a virtual tour creation.

Verifying listing data on third-party websites.

Having the seller double-check proposed marketing flyers.

– Determining acceptable showing instructions.

– Assisting the seller with key duplication.

– Electronic or mechanical key lockbox installation.

Entering showing data with the showing service.

– Assisting Sellers in coordinating all showings.

Keeping track of showing activity.

– Collecting REALTORS’® feedback after each showing.

– As needed, update the MLS listing data.

– Delivering offers to the seller.

Explaining details contained in the buyers’ offer(s).

– Requesting a pre-approval letter from the buyer’s REALTOR®.

Verifying the buyer’s financial qualifications and available funds.

Verifying the buyer’s lender’s reputation and ability to lend.

– Assisting Sellers in all contract negotiations.

– Delivering negotiated and signed contract to the Seller’s Attorney.

– Delivering copies of all transaction documents to all parties involved.

– Reporting listing status change in the MLS system.

– Scheduling/coordinating the property inspection with the sellers.

– Discussing buyer’s inspection results with the sellers.

– Assisting in the resolution of any post inspection issues.

– Assisting in the written resolution of all post inspection agreements.

– If necessary, assisting sellers in coordinating repairs with local contractors.

– Coordinating and attending the buyer’s lender’s appraisal inspection.

– Contacting the lender to verify the loan status on a regular basis.

– Coordinating Closing Times and Location with the Seller’s Attorney.

– Notifying all parties of the closing date, time, and location.

– Reminding sellers to schedule utility service changes.

– Reviewing closing figures with the sellers.

– Coordinating buyer’s re-inspection for agreed upon repairs.

– Coordinating the buyer’s final walk-through with the sellers.

– Resolving any outstanding issues.

– Attending the Closing with the Sellers.

– Obtaining all documents required by the Attorneys and the Title Co.   

– If previously arranged, providing buyers with home warranty paperwork.

– Delivering house keys to the Buyer.

– Updating and closing internal brokerage BuyersFile.

– Reporting transaction CLOSED with the MLS system.

– Arranging for the removal of the For Sale sign.

– Removing the key lockbox from the property.

– Closing of the seller’s internal brokerage file.
